 I inspect all safely accessible areas of the Home including the structure, the exterior, and roofing. 
I perform a mechanical inspection that includes the heating and air conditioning system, water heater, plumbing and electrical.  
 I inspect completely the interior of the home including, kitchen cabinetry, appliances, and bath fixtures.  
 the attics, basements, and crawlspaces, and attached garages.
 I inspect for 
1. major defects, such as a structural failure;
2. things that can lead to major defects, such as a small leak due to a defective roof flashing;
3. Things that may hinder your ability to finance, legally occupy, or insure the home if not rectified immediately; and
4. safety hazards, such as an exposed, live buss bar at the electrical panel.
 I use Infrared thermal imaging as needed in all my inspections to assist in the detection of latent defects caused by moisture intrusion, roof leaks. plumbing leaks and deficiencies in insulation.

Manufactured Home Foundation Certifications

What is involved in a Manufactured Home Engineer Foundation Certification
I perform this inspection as a Sub contractor for Harrison Engineering LLC
I perform an on-site inspection of the foundation where the home is located. I observe features and components of the foundation as it pertains to the permanent foundation standards of HUD. I summit the inspection Report to Harrison Engineering LLC.

Harrison Engineering LLC reviews and verifys compliance as it pertains to the HUD guidelines.
If the foundation is in compliance to HUD standards, They issue the certification compliance letter.

If the foundation is non-compliant to HUD standards, They issue a non-compliant letter with recommendations on how to bring the foundation into HUD compliance. 

Pricing for a foundation certification starts as low as $425 in most areas. Prices vary based on several factors such as: the geographic location of the home site; travel time to the home site, and if you choose to pay at closing.

HVAC/Mechanical Inspections

The key components that I inspect during the mechanical portion of each home inspection are the heating system, air conditioning system, ductwork, venting, fireplaces , flue and vent roof penetrations, plumbing system ,hot water heater, plumbing fixtures , electrical componants , service drops. exhaust fans,  electrical switches, outlets, and fixtures. GFCI circuits .and appliances.

I also report on the approximate age of the systems to determine and make you aware if they are near the end of there useful life spans.
I report on the type of heating system: Forced hot air, forced hot water,  radiant heat. 
I report on the electric amperage and type of distribution wiring.

Possible mechanical issues include waste plumbing lines that are not draining, low water pressure, active leaks below bathrooms from pipes or tub / showers, an old hot water heater that is leaking, loose / hanging live electric wires, old knob and tube wiring, a federal pacific main electric panel that can be a fire safety issue, heating or air conditioning system that is not functioning and has improper ductwork, fireplace  that has soot build up with a damper that is not functioning.

​Annual/Pre-Lease Inspections

An Annual/Pre-Lease Inspection performed by Maintenance Matters is designed to Inspect, Verify and photo document the condition of the rental property prior to lease, or at the time of lease renewal.
I inspect all resident-accessible living areas including porches, patios, stairs, walkways and driveways.
 I inspect All doors, operable windows, cabinets appliances, plumbing fixtures, bath fixtures, bath enclosures.  Electrical switches, outlets, and fixtures I verify the heating and /or AC is working I test the smoke detectors. and GFCI circuits  
 I photograph all accessible living areas.
The report will include  my recomendations for corrections and identify safety lssuse.

Annual Inspections provide you with knowlage of the property's condition and the
correction of maintenance issuses, like the small leak under the sink before you have to replace the vanity. This not only protects your assets . It means less late night call outs. Happy residents and better resident retention.

​Construction Phase Inspections

 The idea of inspecting each phase of construction is to catch problems or errors in a timely manner--- before the next phase of construction begins. This allows appropriate corrections to be made before the next phase of construction begins or covers the problem.

The first inspection would be before the foundation concrete is poured. The second is after framing is completed, plumbing has been "roughed" in and electric wiring has been run, but before the walls have been covered. The third is the final, where everything should be in the right place and work correctly.

Three Phase inspections are as follows:

This inspection is performed after trenches or footers have been dug and all metal and pipe casings and/or liners have been put into place, but before pouring concrete.
• All known plan measurements of depth and width of footings are verified.
• All metal- rebar, beams, tension cables, etc.- are inspected for proper placement and  connections.
• All known pipe and sleeve measurements are verified for proper placement.

This inspection is performed prior to drywall or other interior wall covering being installed.
• Inspect for defective, warped, missing and misplaced framing members
• Inspect for proper wood grades, placement, span measurement, notching,
     borings, and truss usage.
• Inspect anchor bolts, fire blocking and truss ties
• Inspect framing fasteners and connectors for proper schedules 
• Visually inspect the electrical wires and plumbing installed through the
     framing system including proper nail stop protection
• Visually check the HVAC rough-ins and duct conditions 
• Visually check Air Handler condensation drain and overflow drain lines 
• Check exterior walls, sheeting seal, wall penetrations, windows and sealants 
• Visually check exterior electrical and lighting fixtures

F inal Home Inspection
This inspection is conducted when all construction is complete. This is basically the same inspection I do on all houses . On new houses, it must be coordinated with the builder's schedule to be sure all systems are complete and ready for occupation. It should be completed before closing with enough time remaining to accomplish any necessary repairs.
It is the final inspection to verify that all Structural, Mechanical, Electrical, and Plumbing systems are installed and operating as intended including, but not limited to:
• Full home inspection meeting or exceeding all requirements of
InterNachi Standard of Practice
• Inspect the Structure including: Foundation, Grading and Drainage, Roof Covering,
     Roof Structure and Attic, Walls (interior and exterior), Ceilings and Floors, Doors,
     Windows, Fireplace/Chimney, Porches, Decks, Driveways, Carports
• Inspect Electrical Systems including: Service Entrance & Panels, Branch Circuits,
     Outlets, Switches, Fixtures, Disconnects, GFCI's 
• Inspect Heating, Venting and Air Conditioning Systems, Ducts 
• Inspect Water Supply System, Fixtures, Drains, Wastes Vents,
     and Water Heating Equipment. 
• Inspect  Appliances, and other Optional Systems.

The price for this inspection averages $125.00 per phases 1 & 2
and $250 for the final Inspection.
